We sold and purchased at the same time, with Miguel. Closing both transactions the same day, which is very rare in this area. Our houses (the one we sold and the one we purchased) were literally the only ones with a "contingent" status when everything else was showing "pending". Contingencies  were that we complete transactions only if we buy and sell simultaneously. It was all thanks to Miguel's masterful negotiation skills and to his persistence. He never pushed us in any way with respect to choosing a specific house. But he understood very well which house we liked and he continued discussions with the agent of the seller even after our initial offer was declined. And eventually we purchased at the price we offered initially. We were also impressed with his marketing for the house we sold : wonderful pictures, professional photographer, 3D tour. Miguel is an excellent professional; he is the best real estate agent that I could have known. I met him in the middle of my plans to sell my home. He was rare to find personality these days. He is a very dynamic person and never leaves behind what can be done now. He is very efficient,  totally results-oriented. He gave me the best orientation before, during and after the sale of my home. My right arm. He was always pending each step to be taken, the promotion, the offers, the deadlines and terms of the sale, the inspections, the Title Office, the contract, closing the sale, there was not a moment when he did not stop orienting me. And of course thanks to him I sold my house above the price originally offered and in less than a month. If you don't hire Miguel for the sale of your house, forgive me, but you're a fool.

We recently closed on a new home from a builder, and I'm not exaggerating when I say this would not have happened were it not for Miguel's outstanding support. Miguel was with us every step of the way, and when we got stuck at one point with the loan, he was able to leverage his network and  resources and make it happen for us on the terms we were looking for. He was constantly following up with us and associated parties, making sure things were going okay, and keeping us posted. Before I start my review of Miguel, I wanted to say that 5-star rating does not serve Miguel justice because Miguel provided us world-class service in selling our home. If there are more stars, Miguel surely will deserve them all. That said, we began our journey as home sellers this past year when  we decided to place our property on the market. Like many other sellers before us, our desires are a) quick sale AND b) receive top dollars for our property given the market conditions can bear at the time of selling. We realized that having an effective real estate agent will inch us closer to our ultimate goal. Thus, the hunt for prospective agents ensued but many agents didn't make our list. Enter Miguel Velazco! We obtained Miguel's business card (via his local marketing campaign) and reached out to him. The initial impression we had was that Miguel is a veteran in his space. Miguel immediately suggested a meeting with us and he promptly arrived on-time. When we opened the door to meet with Miguel, we were greeted with a professionally suited man with his briefcase and very well organized. He briefed us on his marketing plan and expressed his honest and professional opinion regarding what we should expect. We loved what Miguel brought to us and we signed on with Miguel. Miguel and his team started to execute their masterful marketing campaign to showcase our property on the market. He carries a team of talented home designer/stager, photographer, marketing materials specialist, etc. to provide the most complete package to home sellers like us. During the process, Miguel did a great job in managing our expectations and kept us apprised of his progress. This is a crucial factor that we seek for in our agent is to have a good communication channel and we received that from Miguel. Once we approved all the marketing materials and our property was placed on the market. With Miguel's magic, the property was literally sold within one weekend (Saturday and Sunday) for a sale price that exceeded our expectation. I would highly recommend Miguel to anyone that wants to buy or sell property in the Bay Area. I cannot thank him enough for guiding me to take the best decisions when buying or selling the properties I owned. He was able to sell my house in 2007 when the market was down (after 6 months on market with 3  different realtors) and when we purchased another home in 2012 and 2014 (while bidding with another 20 offers). Miguel is very knowledgeable on the area and has a very clear understanding of the marketplace direction. Along with his team he prepared each property evaluation accurately and with everybody 's understanding. We sell/bought each property less than 3 weeks, while negotiating for the best price. Each closing process was smooth; I was being informed of all transactions while having my best interests in mind. For each property he highlighted each positive and negative for the house, the home inspector confirmed each item. As a personal note Miguel is courteous and always the best friend you can ask for. We often talk, and not always about the housing market, he is not shy of giving you the best advice in any matter.

Our family trust had a commercial property to sell on Berry Avenue in Hayward. We knew it would be a tough sell because of the condition of the building and surrounding parcel. Our last tenant had virtually destroyed the infrastructure of the building and left the lot cluttered with disabled  vehicles and debris. Needless to say, the property did not show well. During the contract term, the block building burned, destroying what was left of the structure and roof. The block walls survived the fire, however, our hopes for selling the property went up in flames. Miguel was able to sell this building for our asking price which was amazing. Miguel gave us excellent service. He attended to all communications with the buyers and handled the sale of the property like the true professional that he is. We found him to be an honest real estate professional with great knowledge in his field and most importantly, integrity. Miguel really cares about his clients. He goes the extra distance to make the sale a win, win for everyone. Our family is getting ready to list another property with Miguel.
